Review the contract for completeness and pursue necessary parties for outstanding initials, signatures and dates.
Send an introductory email outlining important dates and establish communication with all appropriate parties involved in the transaction, including the lender, title company, client, and cooperating agent. Serve as the primary point of contact for transaction-related paperwork and communications.
Add all dates to your digital calendar.
Establish file in your Broker system of record, upload documents and contact information.
Track contractual deadlines and contingencies and keep you informed of progress, including coordinating HOA/Condo documents when applicable.
Conduct weekly lender check-ins and additional follow-up when necessary to track financing milestones.
Coordinate inspections scheduling with the appropriate parties.
Maintain the transaction file and system of record as documents are received and changes or amendments occur throughout the transaction.
For Buyers: Track applicable deposit deadlines and confirm receipt with the appropriate party.
For Sellers: Coordinate applicable payoff statements, certificates and other required transaction documents.
Coordinate home warranty selection and follow up as needed.
Provide clients with reminders to connect or disconnect all necessary utilities and to secure homeowner’s insurance.
Track financing milestones with the client’s lender and communicate relevant loan-status updates.
Track title status and communicate identified title issues to the appropriate parties for resolution.
Coordinate Scheduling of the final walkthrough and closing with the appropriate parties
Obtain final signed closing documents and upload them to your system of record.
Send a congratulatory letter or thank-you email to the client, including the agents review link when requested.
Design Just Sold postcards and send out to the demographic of your choice (postage paid separately).
